A recently completed, 104.4k sf industrial distribution building in North Las Vegas traded hands for $23.5 mil, or $225/sf. The structure, located at 3130 N. Lamb Blvd, was sold by the developer, Rockefeller Group.
The building features 32-foot clear height, 18 dock high doors, two grade level doors, a 135-foot gated truck court, 105 auto parking stalls, 2,000-amps of power and 2,528 square feet of office space. The facility is part of Cheyenne Industrial Park, a two-building development that also includes a separate 41.2k sf facility.
Cheyenne Industrial Park was designed by HPA Architecture with Martin Harris Construction serving as the general contractor. Both buildings feature six-inch floor slab thickness, LED lighting, TPO roofing, ESFR sprinklers, and evaporative coolers.
Cheyenne Industrial Park is ideally located near the I-15 Freeway, minutes to Harry Reid International Airport (including FedEx and UPS hubs) and the Las Vegas Intermodal Yard. It is also within a one-day drive to 10 major U.S. cities and just under a two-day drive from Canada and Mexico.
Jason Simon, Rob Lujan and Danny Leanos with JLL represented Rockefeller Group in the transaction.
“Rockefeller Group is committed to the Las Vegas industrial market, and this sale shows that the market is turning in the right direction,” said Marc Berg, Vice President & Regional Director, Rockefeller Group. “Our two other projects in North Las Vegas include Nellis Logistics Center, a 134.1k sf industrial property, and Craig Road Logistics Center, a recently completed two-building 369.2k sf industrial property. These two projects are also seeing increased activity from prospective tenants and user buyers, primarily third-party logistics firms and local companies looking to expand to newer, Class A space.”
