Captiva Partners purchased a six-building, 107k sf industrial portfolio in Calabasas for $26.5 mil ($248/sf). The portfolio consists of three separate projects with a total of 47 suites ranging in size from approximately 1.3k sf to 5.2k sf.
The properties are located at 2390723947 Ventura Blvd, 2393023978 Craftsman Rd, 51015111 and 5115 Douglas Fir Rd and 23961 Craftsman Rd, all in Calabasas. Each building features functional layouts with rear bay loading doors and strong freeway access. The portfolio is ideally located just minutes from the US 101 Fwy, providing convenient access to neighboring communities.
Scott Caswell and Erica Balin with Lee & Associates LA North/Ventura represented the buyer and the seller, Calabasas Investment Group and Craftsman Investment Group. According to Balin, the listing generated strong interest from a wide array of buyers, reflecting a clear and sustained appetite for quality small-bay, multi-tenant industrial assets.
This well-maintained multi-tenant Industrial portfolio is the largest concentration of smaller space available in the Calabasas area offering very stable tenancy and future growth opportunity, noted Caswell.
