Raleigh Studios, a 314.9k sf production campus located at 5300 Melrose Ave in Hollywood, was refinanced with a new loan for $165 mil. The property is owned by Hackman Capital Partners, Affinius Capital and Raleigh Enterprises.

Occupying a 10-acre site directly opposite Paramount Pictures, Raleigh Studios is the oldest continuously operating film and television production facility in the United States, originally established in 1915. The property has hosted some of Hollywood’s most celebrated talent, including Charlie Chaplin, Douglas Fairbanks and Mary Pickford, and was the production site for Academy Award-winning films such as The Best Years of Our Lives (1946) and In the Heat of the Night (1967).
The campus comprises 13 sound stages ranging from 3.7k sf to 16.6k sf, with clear heights up to 40 feet, robust power capacities and high-speed internet. In addition, the property features state-of-the-art office and production support facilities, offering unmatched versatility for productions of any scale.
Raleigh Studios is fully leased to Netflix under a long-term lease with no termination provisions, underscoring the asset’s strategic importance and stability in the heart of Hollywood’s entertainment ecosystem.
Jonathan Firestone, Blake Thompson and Peter Mavredakis with Newmark secured the financing, with Wells Fargo as the lead lender and Barclays as co-lender. Newmark’s Jordan Roeschlaub also supported the transaction.
