In a recent industrial lease comp from L.A.’s Rancho Dominguez area, an unnamed, U.S. third-party logistics company inked a 65-month, $20 mil ($1.50/sf/mo) deal for a 205.4k sf distribution and warehouse facility. The concrete tilt-up building was constructed in 2024 and includes 10.3k sf of office space.
The property sits on a 405k sf site at 10200 Alameda St, near Del Amo Blvd, and includes an adjacent 1.6-acre yard for parking/trailer storage. Key features include 30 dock-high positions, two grade-level doors, 36-foot clear height, and a highly functional layout designed to maximize efficiency for large-scale distribution operations.
The property owner, Crown Associates Realty Inc, was represented by Matt Stringfellow, SIOR, Courtney Bell, Tyler Rollema, SIOR, and Scott Andersen of The Klabin Company. The tenant was repped by Chuck Littell, SIOR, of Colliers.
“This strategically located facility will significantly increase the tenant’s shipping efficiencies,” said Stringfellow. “With direct access to the region’s major transportation hubs in the prime Los Angeles industrial market, the property is well positioned to support the firm’s continued growth and customer fulfillment objectives.”
