Four-Building, 1 msf Houston Industrial Park Acquired by Electronics Manufacturer Owner/User

Fairbanks Logistics Park, a four-building, 1 msf industrial park in Houston, has been acquired by a leading global electronics manufacturer. The Class A property, located at 8702-8726 Fairbanks North Houston Rd, was sold by Dalfen Industrial.

Delivered in 2023, Fairbanks Logistics Park features modern front-load configuration with 180’ truck courts, 32’ clear heights and abundant car and trailer parking. The four buildings include more than 200 dock doors and 10 grade-level doors, along with an additional five-acre paved yard with 148 trailer parking spots. It will be used to support the buyer’s development of an AI server manufacturing facility.

Situated in Houston’s Northwest industrial corridor, the property offers unparalleled access to major transportation nodes, including Beltway 8, Hwy 249 and Hwy 290, and is strategically positioned 17 miles from George Bush Intercontinental Airport, 19 miles from downtown Houston and 26 miles from Port of Houston.

Reggie Beavan and Joshua Brown with Newmark represented the buyer, in the transaction. According to Brown, the full-park acquisition represents a strategic decision by the buyer to establish a centralized footprint in Houston’s most sought-after industrial submarket.

According to Newmark Research, Houston’s Northwest submarket remains one of the region’s most active and desirable areas for industrial occupiers, accounting for four of the five largest transactions in Q1 2025. Recent activity highlights sustained demand from global manufacturers, with Tesla and Daikin securing the quarter’s top leases at 1.7 msf and 494.8k sf, respectively, reinforcing the submarket’s strength as a hub for large-scale industrial operations.
