A 177k sf Industrial property in the Bay Area city of Fremont traded for $59 mil ($333/sf) in an off-market deal. Built in 1996, the fully occupied, single-story warehouse sits on 11.3 acres at 5555 Auto Mall Pkwy, just west of I-880.
The property features 20 loading docks, four drive-in doors, 30-foot clear heights, a robust power supply, a secured fenced lot, skylights, and ample yard space. The warehouse has excellent access to major arterials, including US 101, I-680, Hwy 237, Hwy 84, and Hwy 92.
Greig Lagomarsino, Michael Kendall, Nick Ousman, Gian Bruno, Nick Mascheroni, Kenny Patricia and Kylie Jones with Colliers led the marketing, acquisition and disposition process on behalf of both undisclosed parties.
“Fremont consistently outperforms both Silicon Valley and I-880 corridor markets in terms of strong rent growth and vacancy rates. Industrial inventory in this area is in high demand because of this activity,” said Kendall. “This will remain consistent as the year progresses, and more properties are traded. We expect to see a continued interest in industrial asset types in response to economic uncertainty.”
