BH Properties acquired a 110.7k sf, Class A office/R&D building in North San Jose. The recently renovated, two-story building, located at 2125 O’Nel Dr, was sold by Embarcadero Capital Partners in a $15 mil ($136/sf) deal, well under a fairly recent assessment of the property at $34 mil.
Originally built in 1985 and significantly modernized in 2022, 2125 O’Nel boasts top-tier infrastructure and modern design features, including a remodeled contemporary lobby, café-style kitchen with a NanaWall system, expanded glass lines, new exterior landscaping with outdoor collaborative areas, and upgraded building systems.
The building also offers a unique signage opportunity with over 500 feet of freeway frontage and is seen by over 210,000 daily commuters thanks to visibility along Hwy 101. In addition, the building sits just minutes from Mineta San Jose International Airport.
The seller was represented by Andy Zighelboim, Kevin Moul, Brad Idleman and Bob Gilley from Colliers International. Peter Horn led the acquisition for BH Properties out if its San Francisco regional office.
