BH Properties to Transform Mission Valley’s Hazard Center into a Modern Retail Destination

BH Properties plans to transform San Diego’s historic Hazard Center, a 135k sf retail center located in the heart of Mission Valley, into a lifestyle-oriented, retail development to be rebranded as The Landing at HZRD. The property is located immediately adjacent to CA 163 at Friars Rd.

Designed by RDC collaborative, The Landing at HZRD will feature a clean coastal design and a modern monochromatic palette set amongst the valley’s dynamic landscape. Upon completion in 2026, The Landing at HZRD will offer a refreshed hardscape and landscape plan along with the addition of new outdoor gathering spaces.

The project will offer a balanced mix of experiential retail including luxury brands, upscale food and beverage, entertainment, health & wellness, and service concepts, creating an active and accessible community anchor. One of the most impactful aspects of the remodel will be the infill of an existing parking field to create a serene park-like setting which will unite and spark community engagement. The area will be activated with retail kiosks, a fire pit, and amphitheater style seating to host retailer and community events.

In addition to the convenience of over 2,000 parking spaces, The Landing at HZRD boasts exceptional visibility from CA 163 and Friars Rd. Traffic flow into the center will be enhanced by a widened entrance off Frazee Rd. In addition, the center will employ a new wayfinding program designed to improve both vehicular and pedestrian movement throughout the center.

Earlier remodeling efforts of the property by the prior ownership led to a number of vacant spaces in the center, which are currently being marketed for lease by a Newmark Pacific team led by John Jennings and Justin Wessel. Opportunities are available on the Plaza, Colonnade and Street levels.
