Carson Warehouse Corporation has acquired a 127.8k sf, single-tenant industrial facility in Carson, for $52.45 mil, or $410/sf. The facility, located at 1055 Sandhill Ave, east of the 110 Fwy and north of the 91 Fwy, was sold by Rexford Industrial Realty.
Built in 2024, the building was designed for modern warehousing and distribution. Move-in ready, it features 19 dock-high doors, 10 hydraulic pit levelers, 32-foot clear height, LEED Gold Certification, and 7k sf of high-end, two-story office space. Additional highlights include ESFR sprinklers, heavy power, and a 130-foot concrete truck court—providing the infrastructure required for today’s logistics and fulfillment operations.
Carson Warehouse Corporation plans to convert a significant portion of the facility into cold storage, including freezers and coolers to support its food distribution operations. Strategically located in Los Angeles County, the property offers exceptional last-mile distribution capabilities with seamless access to multimodal transportation. It is positioned near the highly trafficked Alameda Corridor and within three miles of Interstates 110 and 405, as well as State Route 91. UPS and FedEx hubs are minutes away, while Los Angeles International Airport, Long Beach Airport, and the Ports of Long Beach and Los Angeles are all within a 15-mile radius.
Ryan Campbell, SIOR, with NAI Capital Commercial represented the buyer in the deal. Frank Schulz, SIOR, and David Prior, SIOR, of The Klabin Company repped the seller.
