Barclay Group has acquired Kiley Ranch Marketplace, a 46.7-acre retail development parcel in Sparks, NV, for $25.6 mil. The site is located at the southwest corner of Wingfield Hills Rd and Pyramid Hwy.
The site is slated to become the first new retail power center in Sparks since 2005. Characterized by large-format, open-air layouts and anchored by national retailers, power centers typically draw consumers from a wide regional area and often exceed 250k sf in size. Kiley Ranch Marketplace is planned for 400k sf of retail.
Located in a fast-growing trade area with strong housing and income demographics, the property attracted Barclay Group due to sustained retailer demand in the market.
Shawn Smith, CCIM, CRRP, and Sean Retzloff with Kidder Mathews represented both Barclay and the seller, KM2 Development Inc, in the transaction. The KM team will also handle leasing for the future development.
