Trio Manufacturing Inc agreed to a 126-month lease for a 123.2k sf industrial facility in Carson, in a deal worth roughly $20 mil ($1.29/sf/mo). The property, at 17006 S. Figueroa St, just east of I-110 and north of the 91 Fwy, is owned by The Cypress Land Company.
The manufacturing and distribution building sits on almost five acres and offers an excellent South Bay industrial location close to major freeways and the Los Angeles and Long Beach ports. It features seven dock-high positions, 15 ground-level doors, more than 3.2k sf of office space, minimum 22’ clear height, 4,800 amps of power and a 100% concrete truck court and parking lot providing parking for 170 cars. The facility recently underwent a full $500k “top to bottom” refurbishment program that included all new drought-tolerant landscaping, exterior paint, wrought iron perimeter fencing and gates, and new storefront windows.
