Birch Commerce Center, a 218.6k sf, Class A distribution facility in the OC city of Brea, traded hands in a recent transaction valued at just over $92 mil ($421/sf). The building sits on roughly 9.8 acres at 330 East Birch St, north of Imperial Hwy and east of Brea Blvd.
Built in 2016, Birch Commerce Center is fully leased to two tenants and features modern finishes, 32-foot clear heights, 21 dock-high loading doors, ESFR sprinklers and a fully fenced concrete truck court. The property benefits from its proximity to major transportation corridors, including SR-57, SR-91, SR-60, SR-22 and Interstate 5, as well as accessibility to the region’s dense population base and transportation network.
Newmark’s Bret Hardy, Jim Linn, Andrew Briner, Aaron Banks and Kevin Shannon represented the undisclosed, institutional seller in the transaction. Jeff Read, Scott Read and Greg Osborne, also with Newmark, are the leasing agents for the project.
