Rockefeller Group and Falcon Commercial Development have entered into a co-GP joint venture agreement to develop a 557.8k sf logistics park in Baytown, TX, within the Houston MSA. Falcon Development originally purchased the 38.96-acre parcel and secured entitlements prior to Rockefeller Group’s involvement.
The project, East Bay Trade Center, is located at 19454 Needlepoint Rd in Baytown and will include a 307.6k sf building and a smaller, 249.7k sf building. Both buildings include 36-foot clear heights and are cross-dock.
According to Cavanaugh Adams, Director of Development for Rockefeller Group’s Southwest region, Baytown plays a vital role as an energy export hub, with one of the largest industrial sectors in the U.S. and home to some of the top exporters of crude oil and natural gas. He anticipates that potential tenants will include companies in manufacturing, solar energy, food and beverage, and energy supply sectors as well as third-party logistics providers.
The 307.6k sf building includes 94 trailer parking spots, 176 auto parks and 68 dock doors with four grade-level ramps. The 249.7k sf building includes 72 trailer parking spots, 127 auto parks and 53 dock doors with four grade-level ramps.
The project is located less than 1.5 miles South of Interstate 10 fronts Grand 99 Parkway, which provides direct access to the Port of Houston. Munson & Associates designed East Bay Trade Center. The civil engineer is Waneck Civil Engineering, and the general contractor is FCL Builders. East Bay Trade Center is expected to be completed in 4th Quarter 2025.
The Colliers Houston team of Robert McGee, Taylor Schmidt and Austin Bartula will oversee marketing and leasing of the project.
