Unique NoCal Planned Resort Development Listing Hits the Market

Paraiso Springs Resort, a 235-acre fully entitled, planned luxury resort and residential retreat in California’s Santa Lucia Highlands area, has been put on the market. The seller is a private family who has owned the property since 1999. Henry Bose and Alex Lee-Bull on CBRE’s Hotels team in San Francisco are marketing the listing.

Located at 34359 Paraiso Springs Road, the development is planned for 103 luxury resort units and 32 resort residential units and has natural hot mineral springs. Planned amenities include multiple restaurants, fitness and wellness center, luxury spa, on-site general store and wine tasting rooms. The development also has the potential for on-site vineyards.

The owners applied for and received their development entitlements by unanimous approval from the County of Monterey Planning Commission in October of 2019 for the planned development.

“Luxury resorts in Northern California are in high demand for their high-quality amenities and attractive locations, with many outperforming their 2019 numbers. Well-positioned assets like Paraiso Springs present a rare opportunity to develop a unique, world-class luxury resort and establish the first of its kind in Monterey County’s Santa Lucia Highlands bustling wine region,” said Lee-Bull.

Paraiso Springs has a rich history of visitor serving use, anchored by one of the purest mineral springs in the entire country. In the late 1700s, Junipero Serra and his padres founded eight California missions, one of which is the nearby Soledad Mission. The padres of the Soledad Mission planted the first vineyards there, which survived long after the closing of the Soledad Mission due to the Mediterranean weather and plentiful water.

The weather, on-site vineyard and agriculture led to the formation of a small hotel and spa business on the property in the late 1800s. Paraiso Springs successfully operated as a wellness retreat with various accommodations from the late 1800s through 2003, while taking on different iterations. In 2003, the resort closed to pursue the owner's new vision of redeveloping a world-class resort focused on wellness and wellbeing.

The property is a one-hour drive from the Carmel/Monterey Peninsula and a two-hour drive from Silicon Valley and the San Francisco Bay Area.
