A 55.4k sf industrial building in Buena Park was acquired by Products Go LLC in an $18.1 mil ($327/sf) trade. The property is located at 8401 Page St, just west of I-5 and just north of the 91 Fwy.
The freestanding building, situated on a 2.77-acre site with freeway exposure, features a large, fenced yard. The property offers abundant parking and provides quick access to Interstate 5 and State Route 91.
CBRE’s Keith Greer, Ben Seybold and Sean Ward represented the seller, a private investor, in the transaction.
According to CBRE's Q4 2024 Orange County Industrial Report, the OC industrial market saw a mix of positive and negative indicators. Availability rates increased to 6.1%, and vacancy rose to 3.1%, primarily driven by spaces above 100k sf. hitting the market. Despite these challenges, development activity picked up, with 1.9 msf of new projects breaking ground across Orange County. This sale reflects the ongoing demand for well-located industrial properties that meet the needs of today's occupiers.
