Nuveen Real Estate acquired Reno Industrial Portfolio, a five-building, 497.9k sf industrial portfolio in Reno, NV. Located next to the Reno-Tahoe International Airport, the portfolio is currently 100% leased. The price was not disclosed.
The portfolio covers approximately 27 acres, located at 4681 and 4689 Aircenter Circle, as well as 4745, 4855, and 4980 Longley Lane. Ideally positioned near the airport, these buildings offer excellent accessibility and versatility, with suite sizes ranging from 19k sf to 153k sf. Key features include 24–25-foot clear heights, extensive loading capabilities with 68 dock-high doors and 11 grade-level doors, and ample power to support a wide range of operational needs.
Jeff Chiate, Rick Ellison, Matt Leupold, and Aubrie Monahan of Cushman & Wakefield’s National Industrial Advisory Group (IAG)—West team, in collaboration with Will Strong, Michael Matchett, Jack Stamets, Molly Hunt, and Madeline Warren of the firm’s National IAG—Mountain West team, represented the seller.
“Reno Industrial Portfolio is an institutional-quality asset, strategically located in Northern Nevada with airport adjacency. Its modern building features and functionality, as well as strong tenancy and mark-to-market potential, make the portfolio an excellent investment opportunity for the new owner,” said Chiate. “Additionally, limited industrial inventory in Reno makes this an even more appealing and advantageous acquisition.”
Reno is positioned with convenient access to major West Coast markets like San Francisco and Los Angeles. Interstate 80 runs through the city and provides direct access to Sacramento and San Francisco to the west and Salt Lake City to the east. Its proximity to major highways, rail lines, and quick access to the Reno-Tahoe International Airport, makes Reno a prime logistics and distribution hub.
“Reno is known as one of the fastest-growing industrial markets in the country, thanks to its strong labor pool, great industrial demographics, and diverse transportation options. The market's steady demand is all about its convenient location, making it easy to move goods in and out of the region," added Strong.
