Rockefeller Group Finishes Work on North Las Vegas Industrial Project

Rockefeller Group has completed construction of Cheyenne Industrial Park, a two-building, 145.6k sf industrial complex in North Las Vegas. The project, located at 3130 N. Lamb Blvd and 4375 E. Cheyenne Ave, will accommodate industrial demand in Clark County, where interest from companies looking to relocate to the area has risen.

Cheyenne Industrial Park was designed by HPA Architecture with Martin Harris Construction serving as the general contractor. Building 1 encompasses 104.4k sf and features 32-foot clear height, 18 dock-high doors, two grade-level doors, a 135-foot gated truck court, 105 auto parking stalls, 2,000-amps of power and 2,.5k sf of office space.

Building 2 is 41.2k sf and features 30-foot clear height, four dock-high doors, one grade-level door, a 135-foot gated truck court, 63 auto parking stalls, 1,200-amps of power and 2k sf of office space. Both buildings feature six-inch slab thickness, LED lighting, TPO roofing, ESFR sprinklers, and evaporative coolers.

JLL’s Las Vegas industrial team of Rob Lujan, Jason Simon, and Danny Leanos are marketing the buildings for lease or sale.

“With an influx of new industrial users expanding in the West, our goal is to create premier industrial properties in the region that appeal to many types of tenants or user-buyers,” said James Wall, Director, Rockefeller Group. “Cheyenne Industrial Park has the flexibility, location and amenities to meet the needs of users in the logistics, manufacturing, assembly and e-commerce industries, which is driving demand for last-mile delivery facilities and large-scale fulfilment centers in the area.”

Cheyenne Industrial Park is ideally located near the I-15, minutes to Harry Reid International Airport (including FedEx and UPS hubs) and the Las Vegas Intermodal Yard. It is also within a one-day drive to 10 major U.S. cities and just under a two-day drive from Canada and Mexico.

The completion of Cheyenne Industrial Park comes just a few months after Rockefeller Group finished construction of Nellis Logistics Center, a 134.1k sf industrial property located at 2327 N. Nellis Blvd in North Las Vegas. Rockefeller Group is also under construction on Craig Road Logistics Center, a two-building, 369.2k sf industrial complex located at 4340 N. Nellis Blvd and 5225 E. Craig Rd in North Las Vegas. That project is slated for completion in May 2025.

According to JLL, the North Las Vegas industrial real estate market in 2025 is showing promising signs of growth and stability. Key factors contributing to this outlook include location, infrastructure improvements, a business-friendly environment, rental rates and vacancy rates.

“North Las Vegas continues to benefit from its proximity to major West Coast markets and its position along key transportation corridors, making it an attractive hub for regional distribution.,” said Jason Simon, SIOR, Senior Managing Director, Logistics & Industrial at JLL. “The overall outlook for North Las Vegas's industrial real estate market in 2025 appears robust, with opportunities for tenants and investors to capitalize on the area's strategic advantages and growing industrial demand while taking advantage of Nevada's favorable tax structure and pro-business policies.”
