Illinois-based Parts Town Unlimited recently inked a lease for a new 420.5k sf industrial facility, at C|303 industrial park in Glendale, AZ. The state-of-the-art building was built by Phoenix-based Stevens-Leinweber Construction and represents Parts Town’s first-ever location in the Southwest and its largest and most technologically advanced U.S. fulfillment center to date.

The new facility is Building B at C|303 Phase I, a three-building, 1.75 msf spec industrial development by Merit Partners Inc. At buildout, C|303 will support approximately 9 msf of industrial space spanning one full mile along the Loop 303 freeway in metro Phoenix’s West Valley submarket.
Integrating the latest in logistics technology and efficiencies, the Parts Town C|303 facility includes:
• A 30k sf robotic Autostore system, the fastest order fulfillment system per square foot in the market, operated by autonomous, high-speed robots that move on top of an aluminum cubic grid to select, rearrange and deliver bins directly to connected ports for order picking and replenishment.
• A 42k sf mezzanine system, offering a flexible, low-cost way to expand building function, fully utilize building volume, and maximize Parts Town’s capacity for automated material handling.
• Expanded battery charging capabilities for 24 forklifts.
• An automated material handling conveyor system running throughout the warehouse, using integrated technology to mechanically transport goods with increased efficiency and accuracy.
• Two trucker’s lounges, a thoughtful addition providing an amenity area and dedicated restrooms for the drivers who ensure Parts Town products are delivered quickly and accurately across the U.S.

C|303 Phase I was designed by Butler Design Group. Each building features 40’ clear height, 20 dock-high and drive in ramp doors, up to 70’ speed bays, 8” reinforced floors, and secure and expansive parking for autos and trailers. All buildings incorporate LED lighting, insulated systems to maximize heating and cooling efficiencies, and are Foreign Trade Zone capable.

C|303 is served by full-diamond interchanges at Camelback and Bethany Home roads, offering tenants access to more than five million residents within 30 minutes. The project is four miles from Interstate 10, 2.5 miles from Northern Parkway and minutes from Sky Harbor Airport. It is also less than a four-hour drive from the ports of Los Angeles and Long Beach. Nearby corporate tenants include Best Buy, Dick’s Sporting Goods, Mlily, REI, Sub-Zero, UPS, White Claw, Williams Sonoma and XPO Logistics.
