Slover & Elm Commerce Center, a 192.8k sf industrial facility in Fontana, was acquired by TA Realty. Built in 2022, the Class A building is located at 15521 Slover Ave, east of I-15 on the south side of I-10.
The building is 100% leased and features 23 dock-high doors, 32-foot clear height and a secure 182-foot truck court with ample truck and car parking. It is strategically located minutes from Interstate 10, Interstate 5 and the Ontario International Airport. Within 50 miles, the site has access to 14 million people, including one of the largest industrial labor pools in the country.
CBRE National Partners’ Joe Cesta, Barbara Perrier and Eric Cox, along with Josh Hayes and Eloy Covarrubias, represented the seller, Brookfield, in the transaction.
According to CBRE research, the Inland Empire remains the most in-demand U.S. bulk market with 44.4 msf leased in the first three quarters of 2024, representing an 11.2% market share. The 100k sf – 250k sf building size range in the Inland Empire core realized 222k sf of positive absorption in Q3 2024, continuing the trend of positive absorption in this size range every quarter in 2024.
