San Diego County Water Authority purchased a newly completed, 88.6k sf freestanding industrial building on 9.5 acres in Escondido in a $38.76 mil transaction. The asset was sold by RPG in a deal that works out to $437/sf.
The facility represents a modern and efficient new industrial development featuring 28’ clear heights, heavy power, a large truck court, and abundant loading positions, while its elevated hillside location allows for great regional visibility. It was still under construction at the time of sale.
The property is located at 1960 Citracado Pkwy, west of I-15 and south of Hwy 78. It sits within the master-planned Escondido Research and Technology Center, adjacent to the Palomar Hospital and several retail, shopping and dining amenities and outdoor leisure. The North County location also puts the property in proximity of multiple airports, the Ports of Los Angeles & Long Beach and throughout Southern California.
The structure is part of a larger planned two-building industrial development known as the Escondido Logistics Center that is located along Citracado Pkwy at the corner of S Andreasen Dr. The second building is currently under construction.
Cushman & Wakefield’s Aric Starck and Drew Dodds represented RPG in the transaction. The C&W duo is also leading marketing efforts for the second 58.5k sf building, which is currently available for lease or sale and scheduled to be completed in January 2025.
“This new development offers a dynamic and favorable location adjacent to the I-15 and 78 Corridor,” noted Dodds. “Additionally, Citracado Pkwy is currently amidst an extension that is adjacent to the property, which will enhance the building’s accessibility and connectivity to the I-15 and surrounding area.”
