Cabot Properties has acquired the IE 4-Pack portfolio, a 669k sf industrial portfolio in the Inland Empire, from a private institutional seller for $202.1 mil ($302/sf). The properties are in the cities of Ontario, Fontana and San Bernardino. Each building is fully occupied on a NNN basis with a remaining WALT of 3.6 years with mostly investment-grade tenants.
Two of the portfolio’s properties are located in Ontario. They include the largest of the four, 1670 Champagne Avenue, totaling 263.7k sf, and 1651 S. Carlos Avenue, totaling 147.5k sf. The Fontana property, 10917 Cherry Avenue, encompasses 103.3k sf and the San Bernardino property, 750 S. Valley View Avenue, totals 154,.6k sf.
The Portfolio presented an excellent opportunity to acquire scale without single asset or single tenant concentration risk in the Inland Empire. In the last five years, only three trades in the market over 650k sf have included four or more buildings, excluding multi-market bulk portfolio sales.
