Construction is underway on Merit Partners Inc’s Tex Industrial, a 17.2-acre project that will bring two new Class A, mid-size industrial buildings totaling about 233k sf to Merit’s PV303 master-planned business park in Goodyear, AZ.
The project is being built by Phoenix-based Stevens-Leinweber Construction (SLC). Tex Industrial was designed by Cawley Architects.
Located within the prestigious Loop 303 Corridor, Tex Industrial will include a 100.7k sf North building and a 132.5k sf South building. Both buildings will offer a variety of bay sizes with 36’ clear height, 60’ speed bays, 140’ to 190’ secured concrete truck courts and 3,000 AMPS of power, with additional infrastructure to add 3,000 more AMPS of power per building.
The buildings will include a total of 38 dock-high and 14 drive-in doors, and together will support parking for 324 autos and 32 trailer parking spaces.
“These are smaller-format buildings that provide Class A amenities in a mid-size space. They will add balance to the Valley’s growing inventory of large-format industrial deliveries without compromising on modern building features, on a premier freeway location,” said Merit Partners Managing Director Jack Czerwinski.
Tex Industrial sits adjacent to a full-diamond interchange at the Loop 303 and Indian School Road, just a two-minute drive from Interstate 10 and within a 30-minute drive to a workforce population of 1.3 million.
The project is located within Merit’s 1,600-acre PV303 master planned business park, with corporate neighbors including REI, Subzero, Dick’s Sporting Goods, UPS, Boeing, Amazon, Fairlife, Mlily, Microsoft and Ferrero.
