Construction of a state-of-the-art, 42k sf medical office building at the heart of the now underway NLV Gateway downtown redevelopment is nearing completion. The facility, located at 1941 N. Jefferson St, is being developed by Calabasas-based Agora Realty and Management, in cooperation with the City of North Las Vegas.
The 29-acre, mixed-use master-planned commercial district in North Las Vegas’ central core is strategically located at the gateway to the city, east of the I-15 Fwu along Lake Mead Blvd and north along Las Vegas Blvd.
The new medical office building helps to fill an important void for North Las Vegas residents by bringing much needed healthcare services to the downtown area and marks an important milestone for the mixed-use redevelopment. With completion of construction on the city’s first new downtown office building of this size since 1973, Agora has also announced a 7.5k sf lease with Pueblo Medical Imaging Services.

“NLV Gateway is a true public-private partnership. The city shared with us what their community needed, and we planned this development to meet those needs – starting with medical services. There has been a tremendous void of quality healthcare for too long and we are thrilled to bring something so important to North Las Vegas residents,” said Agora CEO Cary Lefton.
Since announcing plans for NLV Gateway, the Agora team has been working with the city to bring critical infrastructure to the aging downtown, including fiber and upgraded power to encourage greater connectivity and accelerate construction of the mixed-use project. All told, Agora has invested more than $200 mil to support development of NLV Gateway that will add 200k sf of retail and restaurants and 125k sf of office and medical office space along with significant public spaces.
Looking ahead, Agora will soon announce completion of construction of a new 2.3k sf Starbucks, among other new tenants. Construction on the balance of NLV Gateway is scheduled to be completed by 2026.
Agora is the most active retail developer and one of the largest owners of commercial property in North Las Vegas. The firm is also leading the development of Hylo Park, a 73-acre mixed-use project located at the southwest and northwest corners of Rancho Road and Lake Mead Boulevard. This massive ground-up mixed-use development will bring a new walkable master planned community and dynamic sports village and public plaza to the city as well as grocery-anchored retail center, restaurants, and commercial services.
North Las Vegas has captured the interest of developers for many reasons, including the fact that the area benefits from large tracts of land with proximity to a great labor pool supported by a business-friendly environment. For this reason, the city has benefited from phenomenal growth and investment. Over the past ten years, the city has recruited companies to North Las Vegas that have created more than 63,000 new jobs.
