Sharp Capital Spends $10 Mil on Pasadena Office Asset

Sharp Capital purchased a 77.5k sf office building in Pasadena in a recent $ 10 mil transaction, The property, located at 299 N Euclid Ave, traded for $129/sf.

The building is currently 95% occupied by a diverse tenant base. Notably, a majority of the tenant suites have been constructed within the last five years, contributing to the building's modern and fully renovated status, with a majority of capital expenditures completed also completed during this time frame.

Andrew Harper and Jeffrey M. Bramson with JLL represented both the buyer and the seller, Blackstone/Equity Office, in the deal. The acquisition marks Sharp Capital’s second purchase from Blackstone/Equity Office, following the purchase of 425 West Broadway in Glendale.
