Trammell Crow Company has purchased a 4.78-acre site in the San Fernando Valley with plans to build a residential development on the property. High Street Residential, TCC’s residential subsidiary, will develop the 350-unit multifamily building, which is scheduled to deliver in 2027.
The project, located at 9450 Shirley Ave, west of Tampa Ave and south of Plummer St in Northridge, within the Northridge Fashion Center and close to California State University Northridge, a top-ranked public university in California. The property is proximate to four major medical centers and is within a 30-minute drive of 1.3 mil jobs and 80 msf of activated office space in LA County.
Scheduled to break ground in early 2025, the development will rise five stories and wrap around an above-grade parking garage. Plans call for 40k sf of resident amenity space, featuring a state-of-the-art fitness center, a clubhouse, indoor/outdoor co-working areas, an outdoor pool and activated central courtyard, a dog spa and a dog run, and a rooftop deck with sweeping views of the valley. The development site is located on a surface parking lot within the popular Northridge Fashion Center Mall, the fourth largest mall in LA County with over 14 million annual visits.
TCA Architects Inc is acting as the architect of record for the project. Other partners include BORDER as the landscape architect, CDC Designs, who is managing the interior design process, VCA Structural Engineers, and Parking Design Solutions.
The sale was brokered by Mike Smith, Jim Fisher, and Vince Norris with Northmarq.
