The Walker Family has broken ground on Township Logistics Park at Talise (“TLPT”), a brand new 268-acre Class A logistics and cold storage development slated to total up to 3.8 msf of warehouse and distribution space in Laredo, TX. TLPT is an integral part of coveted Talise, a uniquely crafted 13,000-acre master planned commercial and residential community owned by the Walker Family and developed by Stewart Development. The large-scale and prominent TLPT industrial development will be constructed in multiple phases on both a speculative and build-to-suit basis.
Steeped in ranching heritage, designed for growth, and imagined as a self-sustaining town, Talise offers a wide range of housing types, local retail, commercial, and industrial opportunities. TLPT is a legacy project for the Walker Family and is estimated to deliver in the range of 3 msf to as much as 3.8 msf of new Class A industrial space depending on actual occupier needs and configurations. Phase I will consist of four warehouse/distribution buildings totaling over 1 msf anticipated for delivery in Q3 2025.
Partners Real Estate’s Carlos Marquez, SIOR, and Gustavo Torres, CCIM, are leading the marketing efforts for the entire TLPT development. Cushman & Wakefield’s Greg Millerd and Stephen Fife are also assisting Partners Real Estate in the marketing efforts for up to 600k sf of cold storage space that is planned to support the project. Occupier configurations for the specialized cold storage space consist of multiple buildings which start at 86k sf up to a single building totaling 600k sf, which can house single or multi-tenant users.
“TLPT will provide cutting edge facilities tailored to accommodate the ‘flight-to-quality’ for the warehousing and distribution supply chain as well as the specialized needs of cold storage users. The project’s location provides a prime destination in north Laredo, boasting superior access to TX-255 and US-35, two critical logistical routes providing access in and out of state and that also inter-connect to a network of other key freeways which also connect to Mexico,” said Brett Barnes, Vice President with Stewart Development. “Most major logistics firms in the world have a footprint in Laredo.”
Laredo continues to soar as a premier land port and logistics hub, driven by its strategic location and robust infrastructure. Situated 140 miles north of Monterrey, Mexico’s industrial hub, and connected to Dallas-Fort Worth, it’s a vital trade artery between nations. With annual trade exceeding $320 bil, Port Laredo handles a substantial amount of commercial truck and railcar crossings daily and ranked as the top international trade port in U.S. in 2023 according to U.S. Census data analyzed by multiple sources. The Laredo International Airport also handles a large amount of cargo and ships to and from many different countries worldwide.
