Broadstone Edition, a 264-unit res development in Irvine, has been completed. The project, developed by Alliance Residential and designed by KTGY, will offer a mix of market-rate and affordable residences.
Located at 1100 Steely, at the corner of Alton Pkwy and Von Karman Ave, Broadstone Edition will include a mix of apartments ranging from studios through three-bedroom units. The five-story structures will wrap around a six-story parking structure and two open courtyards, filled with attractive, high-design amenities.
Broadstone Edition is created as part of the Irvine Business Complex residential overlay, bringing much-needed housing, open space and trail connections to the area. The development includes 22 very-low-income and 14 moderate-income units.
“The Broadstone Edition design responds to the diverse housing demands in Irvine, which continues to be underserved by the market,” said KTGY Principal Bryan Sevy, LEED AP. “The community accomplishes this goal with attractive and stylish indoor/outdoor amenity areas and gathering spaces that incorporate a visually intriguing blend of materials and colors, along with thoughtfully placed art and murals. The affordable residences seamlessly integrate with the market-rate apartments, making Broadstone Edition desirable in multiple ways.”
Other companies involved in the project include: Hendy (interior design); Fuscoe Engineering (civil engineering); and MJS Landscape Architecture (landscape architecture).
The development is designated with Fitwel healthy building certification. Amenities at the project include a pool and spa with cabanas, private karaoke lounge, posh, 2k sf rooftop deck with social lounge and firepits, 2k sf gym/studio, specialty bicycle parking, and a courtyard barbecue area. The complex includes 426 parking spaces.
