Denver’s Riverview Building Trades for $129 Mil

TX-based Crescent Real Estate has acquired the Riverview Building, a 202.5k sf office building in Denver, in a transaction worth $129 mil ($637/sf). The five-story building is located at 1700 Platte St, north of Speer Blvd on the east side of I-25.

The building is fully leased with 81% of the space occupied by BPX Energy. The firm still has seven years remaining on its lease. Workiva, out of Iowa, occupies 14% of the building. Retail space in the building is leased to Maria Empanada, Daughter Thai Kitchen and Colorado Tea Station.

The property was sold by a California State Teachers Retirement System venture. It was developed in 2018 by Trammell Crow Company and Clarion Partners after purchasing the land for $12 mil in 2016.

Tim Richey, Jenny Knowlton, Charley Will, Chad Flynn and Alex Mulvihill with CBRE repped the seller in the deal.
