Construction has been completed on the first phase of development at the Fairfield Industrial Center in Northern California. Located at 2725 Low Court in Fairfield, the first phase includes the delivery of a single Class A, 205.2k sf industrial facility, which is currently available for lease by a single user or multiple smaller tenants. The project is being developed by a joint venture of Trammell Crow Company and Clarion Partners LLC.
Building One at the Fairfield Industrial Center is expected to be LEED Silver-certified, and includes infrastructure for solar and EV charging stations, among other sustainable attributes. Sitting on an 11-acre site, features at the move-in-ready facility include 36’ minimum clear height, 56’ x 47.5’ column spacing, an approximately 4k sf turn-key office space, 32 dock doors with 16 docks equipped with 40,000-pound levelers and seals, two grade-level doors, ESFR sprinklers, 156 auto parking stalls, and 44 trailer parking stalls. Additional features at the development include enhanced exterior glass entries, canopies, façade accents, and a generously landscaped site highlighting water-efficient planting.
TCC and Clarion have previously secured approval for the second phase of development at the project, which will be located at 300 Chadbourne Rd and will include two Class A industrial buildings totaling 328.6k sf. Construction on phase 2 is expected to begin next year.
Kevin Hatcher of CBRE and Brooks Pedder and Tony Binswanger of C&W are handling leasing for the property.
Located within the Busch Corporate Center, tenants at the Fairfield Industrial Center will have immediate access to I-80 and Highway 12, as well as various public transit options.
