DPI Retail purchased Power Plaza, a 112.3k sf, grocery-anchored, neighborhood retail center located in Vacaville, for $29.175 mil ($260/sf). The property was sold by ProEquity Asset Management.
Built in 1993 and 1994, the 96%-occupied center is anchored by Sprouts and leased to a majority of national and credit tenants, including Restoration Hardware Outlet and Williams Sonoma Home Outlet. Pacific Dental Services, The Good Feet Store and Banfield Pet Hospital recently entered new leases. Additionally, the property features a WALT of 6.5 years.
Power Plaza is located at 1001-1071 Helen Power Dr, at the intersection with Nut Tree Pkwy. The property is centrally located within the regionally-drawing Vacaville retail corridor and boasts excellent visibility along Interstate 80, which sees more than 175,000 vehicles per day. Within a 15-minute drive is a population of 177,440, a household income of $106,888 and a spending power of over $6.2 bil.
