Rockefeller Group Purchases Seven Acres in North Las Vegas for Industrial Development

Rockefeller Group has purchased seven acres of land in the North Las Vegas area of Clark County, NV for the development of two speculative industrial buildings totaling 145.6k sf. The land was sold by R A Plaza LLC for $8.5 mil.

The project, Cheyenne Industrial Park, is located at 3102 North Lamb Blvd and is fully entitled. Construction will commence by the end of year. The site is strategically located within a one-day drive to ten major U.S. cities and Mexico and is near the I-15 Freeway, McCarran International Airport (including FedEx and UPS hubs) and the Las Vegas Intermodal Yard (including BNSF and Union Pacific hubs.)

Cheyenne Industrial Park will include two buildings, a 104.4k sf building and a 41.2k sf building, with 32’ clear heights. The larger building will include 111 auto-parking stalls and a 135’ truck court. The smaller building will include 62 auto-parking stalls and a 135’ truck court.

The company has also begun construction on its first development in the region, Nellis Logistics Center, a 134.1k sf speculative distribution facility, which is located at the southwest corner of North Nellis Boulevard and East Carey Avenue in Clark County.

“Rockefeller Group is excited to have two projects under development in Las Vegas, which continues to be a prime location for industrial development,” said James Wall, Senior Associate for Rockefeller Group. “Since we announced our first project last year, we have seen significant interest from prospective tenants interested in relocating to Las Vegas as well existing companies looking to expand their businesses to larger, state-of-the-art facilities.”

“Given the current market conditions and the site configuration, we are able to offer prospective tenants two size options at Cheyenne,” said Wall. “By having divisible buildings in the 100k sf – 105k sf range and another between 40k sf – 50k sf, we are providing flexibility to the market to meet tenant demand.”

Rockefeller Group was represented by Jason Simon and Rob Lujan of Jones Lang LaSalle’s Las Vegas office who will also be the listing brokers for the project. HPA Architecture will design the project and Martin Harris Construction will be the general contractor. Rockefeller Group’s civil engineer, Kimley Horn, has extensive experience in Las Vegas. This is the same team that worked on Nellis Logistics Center.
