JLL Income Property Trust has acquired a 41.7k sf medical office building in Roseville for $18.5 mil, or $444/sf, in an off-market deal. We’re told the price represents a 206% increase for the seller, MCR Companies, from their purchase price of $6.04 mil in 2021.
The asset is located at 1386 Lead Hill Blvd, within Roseville's established medical corridor, near major healthcare providers including Kaiser Permanente and Sutter Health. Built in 1998 and recently renovated in 2024, the property offers a stable, specialized medical space that investors are searching for. The property was 95% occupied at the time of sale.
Colliers' Eric Ortiz, Curt Allen, Jordan Selbiger, and CJ Kodani represented MCR Companies, a Phoenix-based investment development firm that specializes in health care-related properties, in the transaction. According to Ortiz, medical office properties continue to benefit from strong occupier demand, longer lease terms, and higher rental rates compared to traditional office assets.
According to Colliers' research, Sacramento healthcare employers generated more than 121,000 job postings from 2021 through Q1 2026, underscoring sustained demand for healthcare services and facilities throughout the region. Regional healthcare systems continue to invest heavily in new facilities and expansion projects, including major developments by Kaiser Permanente, Sutter Health, and UC Davis Health. These healthcare occupiers are a key factor in stabilizing the Sacramento office market, supporting continued investor interest in well-leased medical office assets.
