There has been 180k sf of new leasing activity at 10000 Energy Drive in Spring, TX over the past 16 months. These latest deals, which includes six headquarters commitments, brings the Class AAA, 10-story office property to nearly 90% occupancy.
The new leases included tenants DSV, Iron Oak Energy Solutions, Enerflex and TETRA Technologies, along with two additional undisclosed headquarters tenants, were all executed in the property’s South Tower.
10000 Energy Drive is a 563.7k sf, LEED Platinum-certified office property designed to support modern workplace demands and large-scale corporate operations. Built in 2014, the trophy asset features more than 40k sf of indoor and outdoor conference space, a state-of-the-art fitness center, a curated food hall, extensive green space, a 1.1-mile nature trail and floor-to-ceiling glass throughout. The property’s North Tower is fully occupied by Expand Energy.
Located along Interstate 45 in North Houston, 10000 Energy Drive provides direct access to George Bush Intercontinental Airport and connectivity to the region’s major employment hubs. The property’s strategic location, combined with nearby retail, hospitality and residential amenities, continues to appeal to headquarters users seeking accessibility, operational efficiency and a high-quality workplace environment.
Newmark Executive Managing Director David Baker, Managing Director Elliott Hirshfeld and Director Kristen Baker serve as exclusive leasing agents at the property. Newmark Executive Managing Director Joshua Brown and Associate Director Adam Grimm represented Enerflex in its lease, while Rich Pancioli of CBRE represented DSV, and Anthony Squillante and Josh Morrow of Avison Young represented Iron Oak Energy Solutions.
According to Newmark Research, while overall leasing activity in Houston has moderated, demand continues to concentrate in top-tier assets. Class A properties accounted for 66% of leasing volume in the first quarter of 2026 despite representing a smaller share of total transactions, underscoring the continued strength of the market’s flight-to-quality trend. As occupiers increasingly prioritize workplace experience, operational efficiency and talent accessibility, well-positioned trophy assets in leading suburban locations are expected to continue outperforming.
