Cohen Asset Management has purchased a 113.1k sf, Class A industrial facility in Chandler, AZ. The asset, located at 800 East Germann Rd, was sold by Oxford Properties, in partnership with Sagard Real Estate.
800 East Germann Road is fully leased to Ferguson Enterprises, supporting the company's regional distribution operations from a modern, highly functional facility within Chandler Airpark. Delivered in 2021, the property features 1.5 acres of secured excess yard space, a fully gated truck court and efficient circulation, an increasingly scarce combination within Metro Phoenix's infill industrial market.
A Cushman & Wakefield brokerage team comprised of Will Strong, Jack Stamets, Molly Miller, Michael Matchett, and Madeline Warren Represented both parties in the deal. Cushman & Wakefield's Equity, Debt, and Structured Finance team arranged the financing for the transaction. Brian Share and Ernesto Sanchez led the debt placement, securing a loan through an insurance company lender.
“This transaction illustrates the continued demand for high-quality industrial assets in Chandler, particularly those backed by strong tenancy,” said Will Strong, Executive Vice Chair at Cushman & Wakefield. “The combination of a fully leased building, an investment-grade tenant, functional design features and a premier location made this a compelling investment opportunity. The successful sale is a testament to the strong fundamentals of the Chandler industrial market and the continued appeal of well-located, institutional-quality assets to investors.”
"We continue to invest in the Phoenix MSA because it offers a rare combination of population and employment growth, advanced manufacturing momentum and genuine barriers to new infill supply,” said Brandon Delf, Principal and Co-Chief Investment Officer, Cohen Asset Management. “800 East Germann is a great example of what we target — a modern, functional building with an oversized secured concrete yard that serves real operational needs for distribution and service users. We believe yard-intensive product in a location like Chandler Airpark is increasingly hard to find and even harder to replace, which we believe positions this asset well over a long hold."
