Denver IOS Property Trades for $7 Mil

9/04/26

A fully leased industrial outdoor storage (IOS) property covering over seven acres in Denver sold for $7 mil. The property is located at 1707-1761 E. 68th Ave, south of I-76 at the intersection with I-270.

Located within Denver’s North Central industrial submarket, 1707-1761 E. 68th Avenue is fully leased and features heavy industrial zoning permitting outdoor storage. The property provides a configuration suitable for future industrial redevelopment while generating income through its existing tenancy.

The property offers convenient access to Denver’s major transportation corridors, including I-25, I-70, I-76, I-270 and U.S. Route 36, as well as proximity to Downtown Denver. The site is located within both an Opportunity Zone and the Adams County Enterprise Zone.

Newmark Managing Director Mike Viehmann, Executive Managing Director Mike Wafer, Senior Managing Director Mike Wafer Jr. and Associate Reagan Todd represented the seller, an entity of Starpoint Properties, LLC, in the transaction. The buyer was E 68TH AVE IOS LLC.

“Opportunities to acquire industrial development sites within central Denver are increasingly rare,” said Viehmann. “The property offered a unique combination of heavy industrial zoning, in-place income with flexible lease terms and long-term redevelopment potential within Denver’s premier industrial submarket.”

According to Newmark Research, IOS has emerged as a standout performer among industrial real estate segments, with demonstrated rent growth and tight market conditions bolstering investor confidence in the sector. IOS rents increased 123% since 2020 – more than twice the rate of bulk warehouses – while minimal purpose-built development and a diverse, evolving tenant base keep IOS vacancy at roughly half the bulk warehouse rate.
