An 87.6k sf former university campus on approximately 6.4 acres in the Los Angeles County city of Lancaster has traded hands in a $14.4 mil ($164/sf) transaction. The property is located at 44049 Sierra Hwy, just east of Hwy 14.
The buyer, 44049 Sierra Hwy Propco LLC, acquired the vacant campus with plans to reposition the property as a regional hub for community and social services in partnership with Los Angeles County. The campus will operate as a branch location providing community support services, workforce development programming, and administrative assistance. The property was originally developed as a hotel before being converted into the campus of the University of Antelope Valley, a private university that operated there until its closure in 2024.
Dennis Marciniak, Vice President in DAUM’s Woodland Hills office, represented the seller, University of Antelope Valley, LLC, in the transaction. Marciniak also represented the university when it first acquired the property, giving him unique familiarity with the asset and its evolution over time. According to Marciniak, the property’s flexible layout, existing infrastructure and zoning made it well suited for another mission-driven use.
The transaction also reflects a broader trend across commercial real estate, where former educational, healthcare, and hospitality properties are increasingly being repositioned to meet evolving community needs. As demand shifts, these well-located properties often provide an efficient path for organizations seeking space for housing-related, healthcare, and social service uses.
