The first tenants have opened at Village at Gateway, a multi-phase 152-acre mixed-use development in Forney, TX. Located at North Gateway Blvd and U.S. Hwy 80 in the 2,000-acre Gateway master planned development, Phase 1 will feature 750k sf of premium retail, entertainment and restaurants. The project is a development of StreetLevel Investments.
According to estimates from the U.S. Census Bureau and the North Central Texas Council of Governments (NCTCOG), Forney’s population has more than doubled over the past decade — now exceeding 40,000 residents. Additionally, Kaufman County (which includes Forney) is the third fastest-growing county in the nation according to the U.S. Census.

David Copeland and Ryan Griffin of Edge Realty Partners secured the leases with these new tenants and are handling retail leasing and sales at the property. The property can accommodate a wide range of tenants from 2k sf to 5k sf. Pads are also available.

Designed by GFF with Ridgemont Commercial Construction serving as the general contractor, Village at Gateway is anchored by Target, Home Depot and H-E-B. Upon full completion, it will feature an additional 120k sf of retail, service, and restaurant concepts curated to meet the needs of Forney residents. It will also include nine outparcels, future multi-family residential, and is designed to provide connectivity to Texas Health Resources’ 50-acre medical campus under construction immediately west of the project.
