MCA Realty Picks Up 78k sf of Industrial Assets in Salt Lake City

8/24/26

MCA Realty Inc has acquired three multi-tenant industrial buildings totaling 77.9k sf of space in Salt Lake City. The buildings, located at 515, 537 and 539 Pickett Circle, were sold by a private investor in an off-market transaction.

MCA Realty plans to invest in a comprehensive series of capital improvements, including refreshed paint, upgraded landscaping, enhanced parking areas, and modernized signage.

Built between 1998-2005, 515 Pickett Circle (24.4k sf), 537 Pickett Circle (43.5k sf) and 539 Pickett Circle (10k sf) offer 20-foot clear height, and 24 total grade level doors. The buildings deliver exceptional access to I-80, I-15, and I-215, positioning tenants for efficient local and regional distribution within the region.

Travis Healey and Tom Freeman of Colliers represented MCA Realty and the seller in this transaction. The pair have been retained to oversee leasing at the property. The three buildings have a total of 24 units with an average suite size of 3k sf.

“This acquisition underscores our strong conviction in the long term strength of the Salt Lake City industrial market, which continues to demonstrate solid fundamentals with vacancy at just 3.3% for buildings under 100k sf,” said Tyler Mattox, Principal at MCA Realty. “Its strategic location along the I 15 corridor, rental upside, and highly functional unit layouts makes these buildings an ideal addition to our portfolio. We believe the Salt Lake City region is poised for sustained industrial demand and broader economic growth.”
