Montana Basecamp, a 48-acre development opportunity in Kalispell, Montana, is being offered for sale at $25 mil. Located between Whitefish, Flathead Lake and the entrance to Glacier National Park, Montana Basecamp offers a rare combination of scale, location and entitlements.
The property is fully serviced with city water, sewer, natural gas, power and fiber optic, with a PUD and B2 Commercial zoning already in place. The site also has 330 RV entitlements, including 62 paved RV slips currently operating as a resort that opened in 2020.
Montana Basecamp is being marketed for a range of potential development strategies, including:

The property was acquired by the private owner, Andy Matthews, in 2018. Recognizing the area's growth and demand for lifestyle-oriented development, Matthews transformed the former farmland and low-density residential site into a mixed-use development opportunity and worked with the City of Kalispell to establish the site's current zoning and entitlements.
Montana Basecamp is also supported by significant infrastructure investment, including a new interchange from U.S. Highway 93 and approximately 25 miles of paved bike trails connecting the property with Kalispell and Flathead Lake.
