Campus Village Apartments, a 41-unit apartment community in Washington, sold for $4.5 mil, or $110k/unit. The property, located at 925 E. 18th Ave, was purchased by a Moses Lake-based investor expanding into the Ellensburg market.
Built in 1966, Campus Village is a 31.2k sf, value-add apartment community located directly across the street from Central Washington University.
Kidder Mathews Vice President Max Frame of the Simon Anderson Multifamily Team represented the seller in the transaction. The sale followed an unusual two-and-a-half-year process. Kidder Mathews was originally retained to market the property in January 2024 and secured a buyer two months later. Before the transaction could close, an accidental tenant-caused fire destroyed eight units, causing the sale to fall through.
Frame remained closely involved throughout the property’s two-year rebuilding process, holding biweekly calls with the owner to provide guidance and support. Kidder Mathews relaunched the property in February 2026, secured a new buyer, and closed the sale in July—30 months after signing the original listing agreement.
