Plymouth Poultry Company inked a lease for 71.6k sf of cold storage space at 18404 72nd Avenue South in Kent, WA. Terms of the deal were not disclosed.
The property, located at Yellowstone Industrial Park, is a rare cold storage asset in the North Kent Valley, one of the Puget Sound region's most strategically important industrial submarkets. Situated between the Ports of Seattle and Tacoma and minutes from Seattle-Tacoma International Airport, the facility provides the tenant with direct access to critical transportation and distribution infrastructure.
Formerly occupied by Dreyer's Ice Cream, the building features specialized freezer infrastructure capable of maintaining temperatures as low as -20 degrees Fahrenheit. The facility also includes approximately 10k sf of office space, 13 dock-high loading doors, a fenced yard and a combination of freezer and dry warehouse areas designed to support temperature-sensitive food distribution and logistics operations.
"This was one of the most unique industrial leasing opportunities we've brought to market in recent years," said Hoff. "Most companies requiring frozen storage rely on third-party operators because there are very few facilities available that allow an occupier to control its own freezer operation. The response as a result was tremendous, with multiple qualified groups competing for the space."
Newmark Executive Vice Chairman Thad Mallory and Vice Chairman Taylor Hoff represented the landlord, a private local ownership group. According to Mallory, the transaction highlights a broader trend we're seeing — demand for well-located specialty facilities continues to outperform and attract significant tenant interest.
According to Newmark Research, the transaction comes as the broader Seattle industrial market continues to navigate a period of elevated supply, with vacancy reaching 9.7% and availability rising to 12.8% in the first quarter of 2026. Despite those conditions, specialized industrial assets continue to outperform. Tenant interest is showing signs of stabilization, with increased touring activity and 11 leases exceeding 100k sf completed during the first quarter.
