EQT Picks Up 667k sf Industrial Portfolio in the Inland Empire

7/16/26

EQT has purchased a three-building, 667k sf industrial portfolio at Interchange Logistics Center in San Bernardino. The price was not disclosed.

The portfolio, located at 3392 and 3524 Mike Daley Dr, and 1651 Interchange Dr in San Bernardino, is situated on over 34.84 acres and features building sizes ranging from 94.1k sf to 354.1k sf. The assets offer premium industrial specifications including 30-foot clear heights, ample power, 135- to 185-foot truck courts, and dock-high and grade level loading.

Located in the heart of San Bernardino’s Inland Empire East submarket, the portfolio benefits from immediate access to major transportation arteries, including regional highways and interstates that facilitate efficient movement of goods throughout Southern California and beyond.

Jeff Chiate, Rick Ellison, Matt Leupold and Aubrie Monahan of Cushman & Wakefield represented both the buyer and the seller, Cabot Properties, in the transaction.

“This portfolio represented a rare opportunity to achieve immediate scale in the Inland Empire East submarket through the acquisition of three institutional-quality industrial assets,” said Chiate. “The project’s high-quality construction, strategic location and robust tenant occupancy underscore the continued demand for modern logistics facilities in one of the nation’s premier industrial and distribution corridors. Transactions of this caliber reinforce the region’s position as a high-barriers-to-entry market benefiting from strong long-term growth fundamentals.”
