Small-Bay Industrial Property in Nevada Sells for $278/sf

Bruner Commerce Park, a 52.2k sf, three-building Class A industrial asset in Henderson, NV, traded hands in a $14.5 mil ($278/sf) transaction. The property is located at 1600–1620 Raiders Way, east of I-15 at the edge of Henderson Executive Airport.

Designed for small-bay users, Bruner Commerce Park, recently rebranded as LOCAL @ Raiders Way, offers suites ranging from 1.8k sf to 3.5k sf and features 20-foot clear heights, 14' x 16' grade-level loading doors, 120/208V three-phase power and fire sprinkler systems. Located in West Henderson, the project serves a diverse mix of light industrial, service and distribution tenants. The property is surrounded by a growing ecosystem of industrial, logistics and mixed-use development, including airport-adjacent business parks, retail centers and future large-scale projects that continue to fuel tenant demand.

The buyer plans to record a condominium map for the project and sell the units as individual industrial condominiums, creating a unique ownership opportunity for small business owners. Upon completion, LOCAL @ Raiders Way is expected to become the first project in the market to offer industrial condominium units of this size for sale, allowing owner-users to acquire space that has historically been available only for lease. The property will undergo complete significant exterior capital improvements, including new paint, updated signage and enhanced landscaping.

Senior Vice President Chris Connell, SIOR, and Executive Vice President Grant Traub, SIOR, of Colliers represented the seller in the transaction.
