Park 91, a newly constructed, two-building industrial complex in Tolleson, AZ, was purchased by AEW Capital Management on behalf of a separate account client. It was sold by Phoenix-based developer Martens Development.
Purpose-built for today’s industrial users, Park 91 pairs modern design, operational efficiency and flexible configurations in Tolleson, a submarket that has emerged as one of the most important industrial hubs in the Southwest. The project was designed to accommodate a broad range of occupiers through modern specifications, adaptable layouts and high-capacity infrastructure that support logistics, distribution, light manufacturing and service-oriented operations alike.
Backed by Tolleson’s strategic location and the Southwest Valley’s long-term growth trajectory, Park 91 reflects the continued investor demand for institutional-quality industrial assets in Metro Phoenix.
Will Strong, Michael Matchett, Molly Miller, Jack Stamets and Madeline Warren of Cushman & Wakefield represented both parties in the transaction. Additionally, Cushman & Wakefield’s Gary Anderson and Nik Vallens provided leasing advisory services.
“This transaction speaks to the long-term appeal of Phoenix’s Southwest Valley and, more specifically, the strength of the Tolleson market,” said Strong. “Park 91 combines a highly accessible location with the type of modern industrial product that tenants continue to prioritize, making it an especially compelling investment in today’s environment.”
