Two-Tenant Victorville Retail Property Trades for $238/sf

A two tenant retail investment property occupied by AutoZone and Dollar Tree at a Stater Bros. anchored shopping center in Victorville has sold for $4.6 mil. The 19.3k sf ($238/sf) building sits on a 1.9-acre parcel located at 13720 Bear Valley Rd, just west of I-15.

The building, formerly occupied by Rite Aid and renovated in 2024, is leased to AutoZone and Dollar Tree on new 10 year triple net leases. The property is positioned within a high performing Stater Bros anchored center that reports 1.3 million annual visits and ranks in the top 9% of the chain, according to Placer.ai. The signalized intersection of Bear Valley Road and Amethyst Road sees 59,000 cars per day and serves a broader Victor Valley trade area with more than 195,000 residents within five miles, a key retail hub in the Inland Empire.

The property is situated within one of Victorville’s most dominant retail corridors, surrounded by national and regional retailers including Walmart Supercenter, Home Depot, Lowe’s, Kohl’s, Hobby Lobby, Michaels, Best Buy, dd’s Discounts, Ross Dress for Less, Grocery Outlet, PetSmart, Planet Fitness, Sprouts Farmers Market, and El Super. The site also benefits from close proximity to major traffic generators such as Victor Valley College, The Mall of Victor Valley (4.5 million annual visitors), and Desert Valley Hospital, a 148 bed acute care facility. This concentration of daily needs, soft goods, and experiential retail further reinforces the long term stability and strong consumer draw of the trade area.
