MCA Realty has acquired West Valley Distribution Center, a three-building, 138.3k sf multi-tenant industrial portfolio in Kent, WA. The property is located at 19026-19042 72nd Avenue South and 19030 West Valley Hwy, midway between I-5 and Hwy 167.
The firm acquired the property from Tamarisk West Valley LLC with its MCA Realty Industrial Growth Fund II. MCA now owns three industrial properties encompassing 268.8k sf in the Seattle MSA.
Built in 1978, the two buildings at 19026–19042 72nd Avenue South offer 14 to 30 foot clear heights, efficient 1.5/1,000 parking, and are currently 76% leased to four tenants. The adjacent building at 19030 West Valley Hwy, also built in 1978, features 24 foot clear height, 10 dock high doors, two grade level doors, and is 38% leased, providing upside through lease up. Together, the West Valley Distribution Center delivers exceptional access to I 5, SR 167, and I 405, as well as the Ports of Seattle and Tacoma and Seattle Tacoma International Airport, positioning the project as a highly connected industrial hub within the Kent Valley.
MCA Realty will make significant exterior and interior improvements. It also plans to reconfigure the suites. The three buildings can accommodate a wide range of users from 4k sf to 40k sf.
Newmark’s Andrew Briner, Aaron Banks and Kevin Shannon represented both MCA Realty and the seller in the transaction. Taylor Hoff and Thad Mallory have been retained to oversee leasing at the property.
