April Housing, Blackstone Real Estate’s affordable housing portfolio company, has completed a resyndication of Park at Fort Bend, an affordable housing property in Houston. The transaction will extend affordability for an additional 30 years for the property’s 250 homes.
Built in 2001, the property is located at 3001 Dove Country Dr, south of Houston in Stafford. The community consists of 250 garden-style units across 20 two-story buildings, offering a mix of two- and three-bedroom apartments. All units are leased at 60% of AMI.
Through the resyndication process, a community-wide renovation plan totaling over $24 mil will upgrade residents’ homes and improve community amenities. Some of the planned improvements include:
• Unit and Building Upgrades
• Renovated kitchens with redesigned layouts and new quartz countertops
• Installation of energy efficient appliances and fixtures
• New interior flooring
• Modification of 10 townhome units to single-story flats to meet accessibility needs
• Smart meter installation
Amenity Improvements
• Renovations and upgrades to the resident clubhouse and fitness center
• New playground with shade structures to enhance safety and usability for families
• Pool renovation and ADA-accessible pool lift
Common Area and Community Enhancements
• Sustainability-focused improvements throughout the property to support long-term efficiency and resilience
• Security and visibility upgrades
• Accessibility upgrades to walkways and amenity areas
April Housing is one of the largest owners and preservers of affordable housing in the U.S. Since 2024, the company has successfully completed the preservation of more than 3,400 affordable homes across the country. Through the preservation program, Blackstone Real Estate has invested more than $300 mil for upgrades and improvements for residents at these properties. Comprehensive renovations are either completed or well underway, including accessibility and energy efficiency improvements that directly benefit residents.
