Curtis Capitol Group purchased The Francis, a 22-unit apartment community located at 3636 Francis Avenue N. in Seattle’s Fremont neighborhood, for $7 mil ($318k/unit).
Built in 1988, The Francis offers a well-maintained mix of studio, one-bedroom, and two-bedroom units in one of Seattle’s most established and amenity-rich rental submarkets. The acquisition delivers Curtis Capitol Group a cosmetic value-add opportunity featuring updated building systems and continued upside potential in a well-located neighborhood defined by enduring renter demand.
Situated on the north side of the Lake Washington Ship Canal, roughly four miles north of downtown Seattle, Fremont is one of the city’s few true 24-hour neighborhoods, offering a walkable, high-demand setting with a vibrant mix of employers, dining, shopping, and cultural amenities. Residents enjoy proximity to the Burke-Gilman Trail, Fremont Sunday Market, Woodland Park, and Seattle Pacific University, along with quick access to major employment centers across the city. Its enduring identity and limited new supply continue to reinforce Fremont’s position as one of Seattle’s strongest rental submarkets.
