Cartwright Family Apartments, a new 60-unit affordable housing community in the heart of the Irvine Business Complex, has officially opened its doors. The project, situated on 1.6 acres at 17861 Cartwright Rd, is a development of C&C Development, in partnership with Riverside Charitable Corporation.
The community is for households earning between 30% and 80% of the Orange County area median income (AMI), with a portion of units set aside for veterans. Cartwright also includes a leasing preference for current Irvine residents or persons employed in the city. At its opening, Cartwright is 100% occupied.
Designed by KTGY, the Cartwright Family Apartments encompass a single four-story residential building with a mix of 15 one-bedrooms, 17 two-bedrooms, and 28 three-bedroom units designed to feel luxurious with contemporary architecture and elevated amenities. Private resident balconies and warm wood-grained siding material create visual variation in the building’s facade, while large, spacious units make residents feel at home inside.
The building stands in a horseshoe shape around a courtyard with a pool, BBQ pavilion, tot lot, and active and passive space throughout the property. Additional common amenity space includes bike storage, a community room with a kitchen, computer room, laundry room, leasing office, and supportive services manager office.
The project is C&C Development’s second affordable community in Irvine. The developer, in partnership with Innovative Housing Opportunities, built Parc Derian in the Irvine Business Complex. Parc Derian, designed by KTGY, is a four-story affordable housing apartment community. Select on-grade units front Derian and McGaw, engaging the public realm while stoops, brick walkways and large windows welcome residents and guests. The center courtyard features a pool, tot-lot, community garden plots and an outdoor kitchen that is wrapped by units establishing a private space for residents to relax and interact.
Financing sources for Cartwright included funding from the City of Irvine, County of Orange, construction financing provided by Bank of America, permanent financing provided by Citi, tax credit equity provided by National Equity Fund and Bank of America, Department of Housing and Urban Development, Low Income Housing Tax Credits through the California Tax Credit Allocation Committee and Tax-Exempt Bonds through the California Debt Limit Allocation Committee.
