Mosaic Industrial has purchased Alcalde Business Center, a 37.3k sf, multi-tenant industrial park in Laguna Hills. The price was not disclosed.
Alcalde Business Center includes three buildings and was 94% leased at the time of sale. Mosaic plans to reposition the multi-tenant park to serve continued demand from small-bay industrial users in South Orange County.
The property is located at 23151–23201 Alcalde Dr, west of I-5 and south of Lake Forest Dr in South Orange County. The Laguna Hills locale offers strong connectivity to the Interstate 5 and Interstate 405 corridors, supporting continued demand from a diverse base of industrial users.
CBRE’s Jeff Carr, Anthony DeLorenzo and Mark Shaffer represented both the buyer and seller in the transaction.
“Alcalde Business Center offers smaller-format industrial space in a supply-constrained South Orange County market,” said Carr, Senior Vice President at CBRE. “The property’s multi-tenant layout is well suited for continued demand from small-bay industrial users.”
